This address will be a 2 story house that was converted into two 1 bedroom apartments. The layout will change slightly to support spacing for an appropriate entrance into the front with an elevator. Each unit will have a living room, home office, eat-in kitchen, bedroom, and bathroom. This will meet the needs of the tenant, and provide for a complete solution for their needs.
The living room’s east wall will be where the TV will go. The home office will be as large as the living room, and adjacent to the living room. As with all offices, the office will have the communications closet placed here. The kitchen will not change much, although there will be new appliances including replacing the gas stove with an electric one. The bedroom will be standard, and the bathroom will be a full bathroom with the shower head being located in the same space as the tub – therefore requiring a shower curtain to be used if taking a shower.
The solar panels will be 35% for each apartment, and 30% for the common space. This should reduce the electricity bill, and be worthwhile enough to consider the replacement of gas. You will be responsible for all utilities except water and sewage. Each unit will choose their ISP as they see fit. The basement will have a 2GBPS connection for the use of the key card system, elevator line, and a backup NAS for the realty company. It is this backup NAS that would demand the high bandwidth that would be required, otherwise the lowest internet speed will be chosen.
The basement will also host the laundry room. There will be 2 double load washers, and 2 double load dryers. To allow sharing, no tenant can use more than 2 machines at one time. As noted in the resources section, there will be one bus route. While not ideal, this will be good enough to get out of the neighborhood, and get to where they have to go even if they must take 2 buses.
