On my 4 Story Building, there will be a business that is on the first floor. I will offer the first floor of this space to the current 1st floor tenant as an incentive to move quickly. They will literally be across the street from their current location, so this should be an easy enough process. The second floor of the building will have a 2BR apartment, and a private entrance. The first floor will host the business, and a 2 car garage will be created in the rear of the building. This will allow the owner to have a private parking space while also allowing the upstairs neighbor to have a private parking space as well.

The goal will be to offer the tenant the space as soon as the building is renovated. This will mean they will be able to move over quickly, and efficiently. If there is an upstairs tenant, I will offer them a space in the apartment above the business. If either party declines, I will have to invoke an eviction notice. This will allow the building they are currently in to be started in the second wave of renovations.

The tenants will be responsible for all of their utilities with exception of water. Since the building is a multi tenant location, I will have to create 3 water meters for the system to work. The basement will have the utilities services incoming The rest of the basement will be used for my personal reasons. The tenant will have a laundry closet in their unit, and as with all apartment’s laundry resources, the tenant will have to pay using the NFC chip in their device. There will be an office, and with that – the communications closet.
