This building was designed to host a restaurant on the first floor, and it has a mezzanine. However, the mezzanine will do better to serve as a second floor, and therefore an extra apartment. As with 1737-e, the first floor will be a business that I will operate. The upper floors will all be 2 Bedroom apartments with the bedrooms located in the rear of the unit. This will provide windows which are required to qualify as a bedroom.
The basement will have a laundry room with 2 double load washers, and 2 double load dryers. As with all of the apartments, these machines will be for pay. The basement will also have all of the resources required to operate the building. Again, these resources will be located in the basement. Because floor 1 will have a garage in the rear, this will call for a smaller basement.
The first floor will become a pizza shoppe called Big Frank’s Pizza. The back of floor 1 will have a 2 car garage which will be reserved for the pizza shoppe. Since the building will be electric only, there will need to be a higher investment in an electric pizza oven. They exist, just not common since most places do support gas. The pizza shoppe will take incoming calls for orders, and support for delivery. The delivery driver will be encouraged to download and install a SIP client for their smartphone. The SIP client will be associated with their extension, and be used to make phone calls. When using the SIP client, the CNAM of the caller will show the pizza shoppe as the caller. This will do two things. First, it will show the target of the call that it has to do with their pizza order. Second, it will not show the delivery driver’s telephone number, and therefore protect their privacy.
The 2nd 3rd, and 4th floors will be 2 Bedroom apartments. They will be straight forward. There will be a great room, with an open floor plan. The open kitchen will be big enough to cook, and entertain with. Seating will likely be outside of the kitchen area sitting in between the kitchen and living area. This is however optional for the tenant. There will be a lavatory though which will allow guests to use the bathroom without the need to go to the bathroom. This will also be used by the tenant’s family to reduce the need to go to the other side of the apartment to use the bathroom. There will be the home office which will support any telecommuting needs, and the communications closet will sit here as well. Down the hall will be the bathroom followed by the 2 bedrooms.
Because of tax purposes, the tenant will pay for their own electricity. Each meter will have access to 25% of the solar panels on the roof. This will reduce the electricity bill they will have which will be a benefit since there is no gas service. The goal is to make the unit as capable as possible, while still offering energy efficiency.
