Owner

Especially in the beginning, there will be less of a flow of money. I will have to advertise my units, and make it known to whomever that would need to be made known. I will focus on Section-8 tenants. The reason for this is there is not enough Section-8 housing for those that need affordable housing. With me targeting people that have so few options, and the quality of the units, I am sure that my units will be filled up quickly. With that said, in the beginning, I will likely lose money, and not earn money. This will only be for the first 2-3 months of the unit being available. My job will be to drive to the location, show the unit, and if they desire, collect the moving papers. I will then go back to the office, and fill out the paperwork. Once filled out, I will scan the documents into the LAN’s files storage. I will then send the moving papers to HUD for their review. An inspection of the unit will be conducted, and since it will pass, I will then need to go HUD’s office to sign the lease, collect the rent, and security deposit, and provide the key card(s). In select units, I will also provide the laundry card for them to do their laundry.

I will have in-vehicle wifi networking. This will allow me to always have a computer to connect to the realty’s network through a VPN. While it won’t be as fast as the 2GBPS FiOS in the realty office, it will be sufficient enough to function. I currently have a Framework 16. Rather than buying a new one, it would make more sense to upgrade. My system will have an AMD CPU, 96GB of memory. I will also have a 2TB drive for the OS, an 8TB drive for my personal files. I will also have a 1TB drive, and an SD Card reader. Since I am the owner, I am exempt from my rules. This system will be maximized even though my personal notebook will be a MacBook Pro. Still, I will like to familiarize myself more with Zorin, and using computer for business reasons will force me to use Zorin.

As for telephones, my office phone will be a Clearly IP CIP291 Plus IP Phone. As with all of the other phones, this one will have a LAN pass-through. This phone will have an all digital 7″ screen which will be used while I am in the office. The phone will also support POE (Power Over Ethernet) which will reduce the number of cables. Obviously, all of the phones will need to plug into a POE switch port for providing sufficient power to all of the devices. And since I am not always in the office, I will need a SIP client for connecting to the SIP network within FSP Realty. This will allow me to display the office phone, and not my personal number. Once someone gets the personal number, they will regularly call it anytime there is an issue rather than using appropriate channels. By using the SIP client, they will see the realty’s office line as the caller, and protect my phone number.
