A maintenance person will be needed to address issues that do not require a permit. For example, a maintenance person can change a light bulb, but they can not wire a new electrical outlet. If a permit is needed, then the maintenance person will use a tradesman to accomplish the task. The maintenance person will technically be on call 24/7, but will obviously not be working 24/7. For emergencies, the maintenance person will be required to handle the issue as quickly as possible. One example if someone lost their key card, and will need a new replacement. The maintenance person will have to go to the office, process a new card, and then meet the tenant to replace their card. Another consideration is if there is a toilet issue. This is especially important if the unit has just one bathroom, and no lavatories. In order to reach the maintenance person, one will call into FSP Realty, select 2 for maintenance, and the select 1 for emergency. The tenant will leave a message including name, telephone, and a brief message. There will be a pager that would sound off, and notify the maintenance person that there is a voicemail for them. If the issue is not an emergency, the maintenance will call the tenant, and inform them that their issue is not an emergency. If it is a legitimate emergency, then the maintenance person will call the tenant to get the location, and unit number. The maintenance person will receive a starting salary of $3,200 per month. They will be paid on the first of the month.
Even though one may not think it is necessary, the maintenance person will have a computer. Since they aren’t tied to the realty office, receiving a notebook PC will just make more sense. This will be a Framework 16 system which is a 16″ notebook PC. The system will have an higher end AMD CPU, 64GB of memory, a 2TB SSD, and a 1TB SSD. There will also be a SD Card Reader, and there will be 4 USB-C ports – any of them will be able to support full speed charging. The choice for USB-C will eliminate the use of legacy technology. Zorin will be the OS that would be used. The maintenance person must be willing to have a small learning curve. As long as the maintenance person can have an Internet connection, they will be able to use a VPN to enter the realty’s LAN. This will mean they will have access to all of the files that a receptionist will have. This will include access files, and the LAN backup system.
Considering that maintenance may not be in the office, they will need special accommodations for their needs. They will be provided with an office, and therefore, an office phone. This phone will be a Clearly IP CIP280v2. There is a physical number key, and a 5″ screen for interacting with other feathers. The phone will support POE (Power Over Ethernet) which will mean just one cable from the phone to the LAN jack. There is also a pass-through port to connect a PC, but considering that the system provided to the maintenance, there will be no ethernet port. This will allow the maintenance person to make outgoing phone calls, and show the realty office’s telephone number as the number calling. This will be essential to keep the maintenance person’s telephone number private. The maintenance person will also receive a pager with service paid for. The battery for the pager must be changed every month to assure that it is always running. This will allow the maintenance person to get voicemail in the case of a maintenance emergency without actually calling the maintenance person.
